Luxury Housing Complex Set for Old Post Road Site

Groundbreaking took place May 17 for the over-55 senior housing development at 120 Old Post Road. The seven-acre site of the old Dictaphone building has been vacant for a number of years. Speaking at the ceremony, Alan Weissman, Principal of Alfred Weissman Real Estate, announced that the complex of five buildings with one-to-four-bedroom condominiums will be called St. Regis Residences of Rye, the first St. Regis-branded residences in the country without a hotel on site.
The complex will feature gated entrances, a lushly manicured garden and courtyards, walking paths, and heated underground parking. Additionally, St. Regis, an upscale division of Marriott International, plans to offer luxury services delivered by a full-time St. Regis staff, including valet parking, package and mail delivery, and concierge services.
The three-and four-story buildings will house 44 two-bedroom, 31 three-bedroom, 14 one-bedroom, and 6 four-bedroom units. Of the 227 parking spaces on site, 214 will be underground. Pricing will be available beginning in late fall.
During the planning phase for the development with the City of Rye in 2015-2016, traffic at the location was a critical concern for the City. The developer provided an extensive traffic analysis at the time. There will be one service entrance and one main entrance from Playland Access Road. Weissman does not expect traffic to be a problem. In fact, he told the paper, “We had support from the neighborhood, because there will not be five o’clock congestion as with an office building. Net-net, there will be less traffic.”
While at least one resident of the new units must be 55 or over, the actual owner may be under 55, allowing some buyers to provide homes for their senior parents. Anyone permanently living in a unit must be over 18.
At the occasion, Assemblyman Steve Otis described the development as possibly the beginning of a wave of repurposing of vacant Westchester buildings to much-needed residential space.
