Goodbye Formal, Hello Casual

Homeowners have one question on their minds these days: “Do I need to keep my formal spaces formal for resale?” My answer is a resounding “No!”

When asked about the wisdom of converting the formal areas of a house into casual family spaces that can be used on a daily basis, my response is: “Go for it”. With technology – slimming television sets and computers –, there is no reason to eliminate these oft-used items. So, hang your television in the living room, invest in a great sectional couch, and take your grandmother’s dining table out of the dining room and replace it with a pool table or home office.

One of my clients, who purchased a home this summer, is building a large bar in his formal living room, thereby creating an environment for informal gatherings, including watching big sporting events.

Recently, another realtor popped into my office to tell me that she decided to turn her dining room into a “den for adults”.

If you are not yet ready to commit to a full formal exit, at least test-drive the change by adding a game table and chairs in your living room.

Homes can evolve with our lifestyles, and they should. Many homes are the right size for families, but some of the rooms aren’t arranged or decorated to be used on a daily basis.

My advice to both homeowners is: enjoy your homes and make those rooms you seldom venture into welcoming spaces for the way you live now.
