It’s not every day that a realtor under 30 records $30 million in sales in a year, but Chelsea Georgio of Houlihan Lawrence is closing in on that number. “I’m trying to run with the momentum,” she said in a recent interview.

Having a background in construction, she believes, gives her an edge; her father, Robert Georgio, is a longtime local builder of luxury homes. “The package I offer is unique. I have credibility. If I see potential in a home, even if it needs a lot of renovation, my buyers do too.”

Buyers predominately find her by referral, which she believes creates the strongest network a broker can have. Her long-term goal is to build her own real estate team.

A lot of her clientele are Manhattan-based 30– to 40-year-olds who have zeroed in on Rye and Harrison as the communities they want to relocate to. Georgio, who grew up in Harrison, lives in the city. When she and her fiancée move out, they’re aiming for Rye or Harrison, too. “Rye is a solid market in which to build a business. Harrison offers a lot of value, bigger yards, greater diversity of housing stock,” she noted.

Another advantage young brokers like Georgio have is that they grew up with technology, embraced it. “When we shifted to virtual tours because of the pandemic, I helped with the pivot at my office,” she said matter–of–factly. At Boston College, which is where she met her fiancée, Georgio majored in Communications and minored in Business Management. “Having an understanding of marketing is increasingly important, because more and more buyers are detail-focused.”

What does this 28-year-old love most about her chosen profession? “What I put into it I get out. I’m always working, but that’s okay because I love the work.” She added, “After I graduated from college, I got a corporate job. Real estate is more interesting. No deal is the same. I learn something new every day, and the social aspect is wonderful. So many clients have become friends.”
