While many of us are coming out of a long winter’s nap, dozens of Rye homes have come on the market, a number of properties are in contract, and quite a few have sold since the beginning of the year.

There are currently 87 active single-family listings in the Rye City School District; 35 homes are in contract; and 43 homes have sold in the past 180 days. Last weekend, there were 20 Open Houses in town and lots of interest from both buyers coming out of the city and from neighboring communities.

We had the opportunity this week to talk about the spring market with Chris Meyers, Managing Principal of Houlihan Lawrence, who oversees day-to-day operations of the company’s 26 offices and 1,200 agents.

“Inventory is beginning to reappear,” Meyers reported brightly. “It’s up 50 percent in Rye City.”

Countywide, homes listed under $1 million are selling briskly, Meyers said, but there are currently only nine in that price range in Rye. On the other end of the spectrum, 14 homes priced at over $5 million are on the market. Last Friday, a home on the water sold for $9 million.

New construction accounts for many of the listings, noted Meyers: “In the last six months, 28 percent of the homes on the market were new, and buyers are willing to pay a premium for new.”
Among the active listings the majority, 44, are priced at $2.5 million and above. Rye abounds in Colonials old and new, and buyers can choose from a 1902 Colonial near Rye Town Park to a 1905 Colonial close to Rye High School to brand-new Colonials in Hix Park and Rye Gardens.

If you’re in the market for a handsome Tudor, there are two in the Milton School district that caught our eye. For those who think mostly Modern, take a look at the 1986 three-bedroom on Stanley Keyes Court and the 1965 Contemporary on Purchase Street.

For families starting out or ending up, there is a cozy and charming Tudor within walking distance of Milton School and Rye Town Park; an 1,800-square-foot home above Blind Brook with views of Long Island Sound; and a 1,596-square-foot Colonial built in 1920 that is an easy walk from town and train.

The inventory is not as big as it seems, based on the number of for sale signs that have popped up all over town because many homes are in contract, but there truly is something for everyone, including a 10,000-square-foot Colonial on old Milton Road listed at $12 million.
